Not perfect, but good value for money with a great location, short walk from Termini and all the main ancient Rome sites. Staff were friendly, reachable all the time via WhatsApp and gave good tips. Nothing awfully wrong here, everything works okay as a base for exploring Rome. Breakfast was simple continental style, coffee and an assortment of cakes.
Overall there was a bit of a hostel feel due to the three rooms being in a normal apartment, with a shared kitchen area dedicated for the breakfast. With zero noise isolation within the apartment this means no sleeping after the breakfast preparations start at 7.30 or so, and any nighttime noise from the other rooms is 100% audible. On the other hand our room was facing the courtyard, with only birds singing and no traffic to be heard, which was nice.
Cleaning was a little on-off, for example the trash bins were never emptied and stocking up toiletries didn't quite work, but the tidyness level was otherwise fine.
