This place is more like a Homestay than a guesthouse so be aware that the ground floor is mostly the hosts home. Not an issue if they advertised it that way.
The room was basic but clean, decent storage space and a really good shower. Access to a little balcony and a firm but comfortable bed. However the neighbours and host family are extremely noisy, especially in the morning, which means be prepared to have to wake at 6am. Woken by roosters is one thing; hammering in the building, revving motorbikes and a noisy open kitchen before 6am is another.
During my visit the other rooms were mostly empty so some of the family stayed in them. Again, no issue there except one was in the room next to me and were quite noisy most of the night. Thin walls don't help.
Breakfast was decent, with a choice and mostly with banh which was always very good (and very freshly baked if you go down early!). However they didn’t seem keen on making the local dishes on the menu as they “didn’t have them” when asked.
They have bicycles (all are broken in one way or other) and a neighbouring motorcycle rental (also in dodgy condition but that is pretty standard in Vietnam). I also used their transfer to the airport in what was a lovely car and drive. They did change the price at the last minute however, claiming I had misheard the 4 times I’d confirmed it with them. I’d make sure prices are written down to avoid confusion.
The location is good and in theory quiet except for the hosts.
